What these terms mean

Whole loan —: You buy the entire loan and collect all of the interest yourself.
Loan tape —: A bundle of loans sold together as one package.
Participation —: You buy a slice of one loan and earn your share of the interest.
Fund unit —: A stake in a pool of loans rather than one specific deal.
Performing —: The borrower is current on payments.
LTV —: The loan as a percentage of what the property is worth. Lower is safer.
DSCR —: How many times the property income covers the loan payment. Above 1.0 means it covers it.
Target yield —: The annual return the position is expected to pay you.
